The cheapest way to make asphalt last longer
Arizona sun oxidizes the asphalt binder, which turns pavement gray, dry and brittle. Water then gets into cracks and softens the base.
Crack sealing keeps water out of the base, and sealcoating protects the surface from UV and wear. Done on a regular schedule, they delay the day you need to repave.
