Protecting pavement from Phoenix heat and monsoon season

UV and water do most of the damage. A few simple steps slow it down.

Phoenix pavement faces two main enemies: intense sun, which dries out and oxidizes asphalt, and monsoon storms, which push water into any opening.

Seal cracks before monsoon

Water in cracks softens the base. Sealing cracks before the storms arrive is the best money you can spend on asphalt.

Sealcoat on a schedule

A protective coat slows oxidation and keeps the surface flexible and dark. Every few years is typical, depending on the pavement and exposure.

Keep water moving

Standing water is a warning sign. Low spots, blocked drains and poor slopes shorten the life of pavement. Fixing drainage often costs less than fixing the damage.

Avoid turning in place

In summer, new and older asphalt is soft. Turning wheels while stopped can scuff or tear the surface.

If you are planning a repave, ask us about base and drainage as part of the estimate.
